New California Law: Commercial Tenant Protection Act (SB 1103)
A new state law is now in effect, intended to protect small business tenants with 5 employees or less, restaurants with less than 10 employees, and non-profit groups with less than 20 employees. Here are the key provisions that landlords should be aware of:
Notice requirements have increased for rent increases and termination notices.
Operating expenses must be proportionally allocated, with detailed information available to tenants upon request.
If a lease negotiation is conducted in a language other than English, the lease documents must be translated to that language.
